The Como Park Market Trends and Stats have just been released from the Minneapolis Association of Realtors (MAR).  The Como market still remains one of the strongest in all of St. Paul.

Como Park did see a decrease in inventory last year in 2008 (197) to 2007 (230), which was a 14.3% change.  A decrease in inventory is not always a bad thing, especially for sellers.  Less inventory means better competition between properties.

The average sales price in Como has dropped down to $188,925 in January and took an overall drop to $201,473 in 2008, which is a 10.8% decrease in average slaes price from 2007.  Sellers are still receiving about 93.5% of their asking price when they sell their home, by far the best percentage in St. Paul.

The average days on market for a home to sell in Como Park is roughly about 4 months, depending on the agent.  Our team has sold many Como Park homes in less than a week with multiple offers.  There has  been a 18.4% increase in days on market from 2007 to 2008 in Como Park.  In January, there was an average of 75 homes listed for sale in Como Park.  This is pre-spring market inventory so I expect that number to jump up drastically in the next few months.

In July of 2008, President Bush signed a major housing bill (H.R. 3221) into law.  As part of the housing bill, Congress has created a new, temporary tax credit to provide an incentive for first time homebuyers.  The $7,500 credit will be available for the purchase of a principal residence on or after April 9, 2008 and before July 1, 2009.

This information has been based on the 7-30-08 Tax Bill and as with any law maybe subject to change.

Any Tax Credit is typically used to offset any taxes the new homeowner may be set to pay in.  For example, after you complete your taxes you are supposed to pay in $6,000.  If you were/are a first time homebuyer and have or will purchase a home within the above mentioned time frame, you would qualify for the credit.  You then would be eligible for the difference of the pay in and the credit meaning in this case a refund of $1,500.

Restrictions with the tax credit are as follows:

Single 1040 filing status > $75,000
Joint 1040 filing status > $150,000
10% of the purchase price of the home (example $40,000 purchase = $4,000 credit)

This Valentine’s Day, don’t just give your sweetheart flowers; take them where they can dine amongst them. Candle-lit tables of two will line the North Garden, Palm Dome and Sunken Garden of the Marjorie McNeely Conservatory.

It’s a rare opportunity to be seated in one of the Conservatory’s gardens, with candle light bouncing on the long, sleek windows with dancing shadows cast by the lush vegetation of the North Garden and Palm Dome. The color and scents of the Winter Flower Show transforms you to a picturesque warm summer day of a flower garden. Before dinner, enjoy a glass of wine and stroll through the new Tropical Encounters exhibit and meet an animal visitor.

While enjoying strolling musicians, Lancer Catering will serve a double entrée, gourmet dinner that includes:

The month of December is COLD…But Real Estate is heating up!  Mortgage Rates are now at the lowest point they have been in 5 years

(since 2003).  The Minneapolis Association of Realtors (MAAR) tracks a combination of home prices as well as mortgage rates to

determine “The Housing Affordability Index.”  According to MAAR, The Housing Affordability Index is at 180 - The BEST it has been in

18 YEARS!


The Short Sale/Foreclosure market accounted for 53.1% of the pending sales with a substantial difference in Median Sale Price ($95,000)!!!

We just listed a New Home for Sale in Como Park last week and had received two offers on the home.  This is a seller’s dream come true.  Being able to look at one offer seems to be a reach some times but two really gives you a chance to decide what is best for your situation.  So as a seller, what do you need to keep in mind as a seller with multiple offers.

  1. Earnest Money - How much money is the buyer willing to put down in earnest money.  This may be an important factor in determining “how much skin is in the game.”  The more earnest money usually means the more confident they feel in getting financing for the home.
  2. Purchase Price - Purchase price is probably the biggest factor in comparing two offers.  Make sure to look at an type of seller paid closing costs and/or concessions.
  3. Down Payment - The amount the buyer is willing to put down will more than likely determine the type of financing the buyer will be qualified to use.
  4. Type of Financing - The buyer may chose to use FHA, FVA, CASH or Conventional.  Some mortgages have a little tougher guidelines depending on the type of financing.
  5. Closing Date - When does the buyer want to close?  Does this mean the seller would have to make an additional mortgage payment?
  6. Arbitration - Does the buyer agree to arbitration or does the buyer decline.  This can influence a seller’s decision as well.

Unfortunately, multiple offers are not too common in today’s real estate market but when they happen it is best to be prepared to negotiate and accept the best offer possible.  Como Park still remains to be one of the hotest markets in the Twin Cities and we look forward to selling many more Como Park homes - multiple offer or not.
